American Mortgage Network is currently seeking a seasoned Mortgage Loan Closer/Funder to join our team! The Closer/Funder must have 5 years’ experience closing and funding Conventional, FHA, VA and USDA loans.  American Mortgage Network is a 100% employee owned mortgage company. As a member of the Retail Mortgage Team, the Mortgage Loan Closer prepares closing instructions and documents validating information from verifying the information matches in the Loan Origination System. Provides Title/ Escrow Closing Instructions and Closing Documents. Ensures closing documents are executed within compliance of Federal and State Regulations. Oversees accuracy of the funding and disbursement of the loan. Ensures the needs of the Post Closing Department are met by working with other internal departments, investors, and regulators. Scans and uploads documents in loan files to the loan origination system, and ships collateral within required timelines.

Essential Functions & Responsibilities:

  • Prepares figures/closing instructions/closing documents for Title/Escrow companies.

  • Verifies data from documents in loan files against information in the loan origination system and makes any necessary updates.

  • Verifies accuracy and consistency of required documents to ensure compliance with federal and state regulations.

  • Receives CD from Title/Escrow to balance loan within loan origination system. Makes necessary corrections in loan origination system.

  • Sends updated CD revisions to Title/Escrow company.

  • Responsible for sending any required updated closing documents to Title/Escrow Company for execution.

  • Reviews all executed closing documents to ensure Closing Documents were properly signed and notarized by all required parties of the transaction.

  • Reviews and signs off in loan origination system any outstanding closing conditions to meet Underwriting and Investor requirements.

  • Reviews the signed CD to ensure all fees match the loan origination system and balances with the CD and is within all Agency guidelines.

  • Validates funds required for disbursement of the loan with Title/Escrow Company.

  • Requests wire from the Funding Department

  • Ensures the needs of the Post Closing Department are met by working with other internal departments, investors, and regulators.

  • Scans closed loan documents in loan files, and uploads to a loan origination system.

  • Ships collateral in a timely manner.

  • Performs other duties as assigned.

Qualifications

  • Possess keen eye for accuracy, attention to detail and ability to handle a high-volume workload

  • Excellent interpersonal, organization, prioritization and time management skills.

  • Understanding of TRID, RESPA and Predatory Lending

  • Proficient in computers including LOS systems.  

  • Ability to adapt/learn/utilize new software systems.  

  • Experience with paperless environment required.

  • Ability to deliver effective results and to meet deadline with minimum supervision

  • Possess clear, concise and effective written and oral communication skills

  • Professional demeanor in appearance, interpersonal relations, work ethic and attitude

  • Experience with repurchase response and/or rebuttal review and response preparation

  • Ability to multi-task in a fast-paced environment

Education/Experience

  • Minimum 5 years closing and funding mortgage loans
