Summary: Works with little supervision helping design, troubleshoot and repair all Heating, Ventilation and Air conditioning systems, Electrical systems and equipment, Plumbing/Piping systems and Stationary Equipment i.e. air compressor and boilers in a typical commercial/industrial facility.
Key Responsibilities: Surveys areas for heat gain or loss load in order to recommend equipment selection based on configuration, capacity, building load and any special conditions. Provides expertise and skills to the overall effort of analyzing, diagnosing HVAC systems; chillers, RTU s, water source heat pumps, cooling tower, self-contained systems, control systems, etc. Interface with, and modify computer-controlled HVAC systems and components such as Johnson Metasys/Tridium system as well as install and program required NITS devices. Takes ownership of overall facilities HVAC systems by being proactive in system documentation, PM maintenance and identifying opportunities for improvements that increase system reliability. Participates/contributes to major project designs with the Dept. Manager, Facilities Engineer, Dept. Lead, Engineering consultants, contractors and other resources. Performs other maintenance functions including painting, carpentry, electrical and other such duties as required and requested by the lead-supervisor. Leads Project Design and Construction, including supervision of Equipment suppliers, contractors and sub-contractors to insure compliance with applicable Safety requirements, SOPs, Project Objectives/Scope of Work, Schedule and Cost. Reading and understanding heating, air conditioning, plumbing and electric engineering drawings and schematics. Other duties as assigned
Education, Experience and Certifications: High School Diploma or GED with technical school and/or apprenticeship program. State Electrical Masters License State HVAC License State Plumbing License Formal Apprenticeship or Training 10 years of directly related experience
Skills, Knowledge and Capabilities : Working knowledge of low and medium pressure steam systems. Capable of changing compressors, evacuating and recharging refrigerant systems with minimum supervision. Working knowledge of water-source, geothermal, closed loop heat pumps and water-cooled air dryers and chillers. Working knowledge of duct design including CFM requirements, configuring supplies and returns, sizing by equal friction and velocity methods and total static pressure design. Also, knowledgeable about chilled water and glycol systems, pumps, valves and associated components. Knowledge of cooling systems (refrigerant & chilled water), heating (oil, gas, steam, hydronic, electrical), humidifying, dehumidifying, air cleaning and ventilation. Working knowledge of all aspects of electrical construction, power systems and controls. Working knowledge of piping systems, water and sewer systems, steam systems and compressed air. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups and employees in the organization. Ability to add, subtract, multiply, and divide in all units of measure using whole numbers, common fractions, metric measurement and decimals. Ability to compute rate, ratio, and percent. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, diagram, or schedule form.
