This job is currently based in NYC, but will shift to our campus in Nutley, NJ in fall 2019.
The Senior Director of Real Estate will create the site selection strategy including the strategic market plan and store life cycle for Ralph Lauren full price brands (Polo, RRL, RL) and Club Monaco real estate assets. He/She will ensure that store development projects hit company revenue goals. Additionally, this position will provide guidance on future sites for the project pipeline including providing analysis and recommendations for new markets to enter.
Essential Duties & Responsibilities
Drive planned growth for the full price retail portfolio by identifying resources required to identify new locations, reposition and optimize existing portfolio and drive decisions to renew, relocate, downsize, or close and refine our capital investment in real estate within North America
Direct and lead strategic planning of sites and real estate portfolio, including site visits, demographic profiling and site selection. This will include lending support to: sales forecasting, market planning, customer profiling, and deal benchmarking
Develop and manage sales forecasting methodology and model in order to validate decision making for new store pro forma sales, cannibalization of existing store base, and market saturation
Analyzes and makes recommendations on which new markets to enter and manage the process closely in partnership with the Real Estate Strategy, Brand Presidents and executive committees.
Manage outside brokers, consultants and other advisors as necessary
Extensive landlord contact and routine negotiation of existing leases; Manage global developer portfolio as appropriate
Manage and direct lease administration process and data capture, specifically renewals, renegotiations, payments
Develop and maintain close partnerships with, finance, operations, legal, real estate, store design, construction and marketing in order to drive results
Prepare comprehensive analysis and presentations for Ralph Lauren global real estate committee
Experience, Skills & Knowledge
Thorough knowledge and understanding of markets, regions, tenant and customer base
10-12 years minimum experience with a multi-divisional retail organization
Luxury retail real estate experience is a plus
Demonstrated ability to balance heavy transaction and negotiation workload successfully
Effective and influential deal driver
Significant experience identifying and successfully negotiating new store locations, as well as researching and recommending store closures
Strong marketing/branding skills required in order to place the organization effectively in the market
Superb project manager with demonstrated experience developing, managing and directing a project from conception to completion with positive results
Excellent verbal and written communication skills; proven ability to present material to individuals or groups clearly and effectively; capable of navigating a challenging environment or relationship with professionalism and diplomacy
Significant experience partnering with a head of finance and head of real estate legal to drive improvement in real estate portfolio
